Why HUD-Code Homes Instead of RV-Style Tiny Homes

Park model RVs and “tiny homes on wheels” are often classified as recreational vehicles rather than dwellings. In many jurisdictions, that means they cannot be approved as an ADU or used for full-time living. HUD-Code manufactured homes are built to a federal housing standard and are recognized as dwellings, even at smaller sizes. That makes them a strong ADU option wherever local zoning allows manufactured homes.

A manufactured home can be titled as real property when attached to a permanent foundation, or as personal property.
